You will need to make your request and payment via Community Archives for the resale disclosure package. The package contains the resale certificate, budget, insurance and association documents.
The normal turnaround time is 3 to 5 business days from the date of order. Please keep in mind, we have 10 days from the date of order to complete the request per Texas Property Code – we do our best to complete them within 3 to 5 business days from the date of order but there have been rare occasions where we have used the full 10 days allowed.
Once we have completed the order, you will receive notification from Community Archives that the order has been completed.

IMPORTANT: Some associations have a right of first refusal that must be waived before the resale certificate can be ordered. Please email a copy of the executed contract to resales@guardianam.com. We do not offer a rush option on associations that contain a right of first refusal.

The Community Archives questionnaire is immediately available in PDF format on Community Archives once it has been ordered and paid for. If you have a lender specific form that must be completed, please email that to resales@guardianam.com along with the Community Archives questionnaire you receive and we will get the answers transferred onto the lender specific questionnaire for you.
